Workforce Housing Mixed-Income Development

Our mission is to build high-quality, attainable and affordable living spaces that cater to the diverse needs of today’s middle-class. We strive to provide new thriving communities as part of our mission to develop and redevelop select real estate to its highest and best use as new, multifamily residential housing.  Often, this may include building mixed-use properties integrating retail, office, or other uses together with multifamily residential in a friendly community serving both tenants and visitors in a secure, well-designed neighborhood. We utilize creative varying sources of financing to optimize the capital stack. For example, recent projects have employed tax-exempt bond financing for construction.

 

Affordable Housing Development

As an organization dedicated to enhancing neighborhoods and improving peoples’ lives through housing, one of our focus areas includes deed-restricted Affordable housing.  Our team has decades of experience creating communities for low-income families, seniors, formerly unhoused, and other special needs populations. Developments range from low-density rural and suburban, to multi-story infill communities. We are experts in overseeing the development process from land acquisition and entitlements, to community outreach and design, to construction, lease-up and management.  Our communities are typically financed with multiple layers of public and private debt and equity.  We have expertise in working with myriad sources of affordable housing financing, including highly competitive Low-Income Housing Tax Credits, State, and local programs to advance developments through completion.

 

Retail, Office, Hotel & Other Repurposing

We seek to repurpose existing underutilized retail, office, and hotel properties into multifamily residential use which better serves the community. Redeveloping these properties into multifamily housing presents an opportunity to directly work to address the housing shortage. Given Alliant executives’ experience in retail, office, hotel, and mixed-use, our team brings a unique perspective when converting retail, office, and hotel property to new multifamily housing. Alliant knows how to expertly collaborate with existing landlords and neighbors, local governments, and other constituents to ensure value creation amongst all stakeholders. As an example, we have preserved key and historically important architectural features of the original, repurposed property as an important element of the repurposing effort and received local tax incentives for such preservation.

 

Specialty Housing Development

Alliant Communities partners with educational institutions and religious organizations to develop underutilized land and property. By converting underutilized schools, churches, and other facilities into new, thriving residential developments, we can breathe new life into these properties and support sustainable urban growth.  Collaborative efforts can ensure these transitioning locations prioritize affordable housing including educational partners’ qualified employees.
